Terms & Conditions
Booking & Deposit - You can make an initial reservation by telephone or e-mail; this will be held for 7 days. A deposit of 25% of the total rental is required to secure your booking. The deposit is non refundable in the event of cancellation within 12 weeks of departure. By signing the booking form (which will be sent) you are confirming acceptance of these Booking Conditions, and that these conditions shall be binding on all persons stated on the booking form. We will confirm the booking in writing ASAP after receiving your booking form and deposit. Only on receipt of this confirmation by you will the booking be treated as confirmed. Once we have confirmed the booking to you and you have paid a deposit, the named person on the booking form will be responsible for paying the balance of the agreed rental cost.
Balance of Payment - The balance of the agreed rental cost must be paid 12 weeks prior to your departure. If the full balance of the rental cost is not paid as in accordance with these booking conditions, we reserve the right to cancel your booking. In these circumstances your reservation deposit will be forfeited. In the event that the booking is made less than 12 weeks before commencement of the rental period the total rental together with the security deposit referred to below is payable upon submission of the completed booking form.
Refundable Security Deposit - A security deposit of £200 (cheque) per stay is required to cover any damage or loss during the rental period. This deposit will also cover any cleaning costs over and above what would normally be expected at the end of a stay. The security deposit will not limit the tenant's liability to the owner for any loss or damage. The security deposit must be paid 12 weeks before departure. The security deposit will be fully refundable after your departure from the property, providing there are no claims against it, and will be paid within 2 weeks of you leaving the property. Any loss or damage will be determined by the ownre or our representative.
Cancellations - Providing we receive written notice of cancellation more than 12 weeks prior to departure, you will not be liable to pay the full balance. It is your responsibility to inform us of the cancellation. The reservation deposit will be forfeited if cancelled is within this period. In the unfortunate event the booking is cancelled by you within 12 weeks of departure the following charges will apply -
12 to 9 weeks 60% of the rental amount will be refunded, 9 to 7 weeks 40% of the rental amount will be refunded, 7 to 5 week 20% of the rental amount will be refunded, 5 weeks or less no refund.
NB - If we are successful in re-letting the property for all or part of the reservation period, the full balance or the part balance of the final invoice will be refunded as appropriate.
What’s Included? - Prices are per villa per week and include gas and electricity, linen change. Pool cleaning and maintenance are also included. Please bring your own pool/beach towels. Please let us know in advance if a cot or high chair is required; we will attempt to arrange this on your behalf, but would ask that you bring your own cot linen.
Smoking/Pets - For the safety & comfort of all our guests smoking or pets are not permitted in the villa.
Arrivals and departures - The villa will be available for occupancy from 4pm on the date of arrival and must be vacated by 12 noon on the day of departure; times can be varied if at all possible to suit guests by prior arrangement with the owner.
Responsibilities - All persons stated on the booking form are responsible for taking reasonable steps to look after the property. This includes the closing and locking of all doors and windows when going out; this ensures the safety of your property as well as ours! Please leave the house as you found it – clean and tidy. Accidents happen - please report any breakages or damage immediately, so that we can put them right for yourselves and our next visitors. Major damage or breakages will be charged for. We cannot accept responsibility for problems not reported at the time of your stay. Failure to comply will render the booking void and no compensation will be paid.
Size of group & owners access - The property owner or their representatives reserve the right to refuse admittance if the number of persons arriving exceeds the number on the booking form. Only persons named on the booking form or supplied to us prior to departure are permitted to stay in the property. Failure to comply will render the booking void. Owners or their representative shall be allowed access at any reasonable time during your stay if required to do so.
Liability - We accept no responsibility whatsoever for death, personal injury, accidents, loss or damage to persons or personal belongings however caused. The use of the accommodation and amenities including the pool is entirely at the user's own risk. Children must be supervised at all times.
Force Majeure - There may be circumstances completely beyond our control in which the property might not be available for your booking. Examples of these circumstances include (but are not limited to) destruction of or severe damage to the property. Such circumstances are referred to as Force Majeure. In the event of Force Majeure we will do our best to make alternative arrangements for you where possible. If we cannot, or if the alternative arrangements are not acceptable to you, then we will refund all monies paid. This will be the full extent of our liability to you in such circumstances, and we shall not be responsible for any other costs connected with any such cancellation, howsoever arising.
